Two Separate Loans

To begin, you could obtain two separate loans: one for the manufactured home and one for the land you intend to purchase. However, this option has some drawbacks that you should consider. 

Aside from paying closing costs on both loans, the second loan may have a higher interest rate. This is because the debt-to-income (DTI) ratio used by lenders to assess a potential borrower’s creditworthiness is based on total debt. Because a new loan raises your DTI ratio, the lender may view you as a riskier borrower and charge you a higher interest rate.

One Loan for Mobile Home & Land

A manufactured home loan with land is another financing option that allows you to finance the purchase of both the home and the land with the same loan. A manufactured home loan with land may be more affordable than two separate loans because the lender may offer you a lower interest rate when you take out a package loan and you will only have to pay closing costs once.
