Pricing Process to Buy a Mobile Home

Going to buy a mobile home is a little different from buying a home that is built onto its property, has a price tag, and just needs its current owner’s stuff out and your stuff in.

When purchasing a mobile home, the cost will be different for different people and their individual needs.

At Braustin, however, we don’t create prices based on the most loan a bank will approve you for or your credit score. Instead, we go through a multi-step process that allows costs to be uniquely tailored to the preferences and needs of each future homeowner.

Let’s take a look at the pricing process for buying a mobile home with Braustin.

(1) Base Price of the Mobile Home

Each of our homes has a base price listed clearly and prominently on our website. This is the set starting price of each home for any customer.

After communicating a budget and “wish-list” to buy a mobile home, our housing consultants can help narrow down the perfect home for the customer, moving them forward into step two.

(2) Delivery, Set-Up, Trim-Out

The next step in determining price is finding out the cost for the mobile home to be delivered directly from the factory to the home site, set and blocked on the base pad or foundation, and seamed together in a process called “trim-out” if the home isa double wide.

Instead of overstocking lot models, your home will be built and delivered directly from the factory to your home site, a part of our business model that keeps overhead low, in turn, doing the same to our prices.

The quote given for these transport and installation costs will be provided by the transportation company and with those pretty solid numbers, can now be added into your home’s original base price.

Delivery costs shouldn’t be too surprising once you view our online delivery estimates on every page featuring a home giving you an idea of options as well as transportation costs from the factory to your home site.

(3) Air Conditioning Unit

Once you have decided on a home and been made aware of the delivery and installation costs, now we can talk about the A/C.

The size of the A/C unit will be dependent on the size of the home. A larger home will obviously require a larger A/C unit.

The units also have different warranty options a customer can choose from which will alter the price as well.

On to step four.

(4) Options and Upgrades

As your housing consultant works to keep you within budget when you buy a mobile home, after calculating all the required costs, they can get down to options and upgrades .

Upgrade options may include:

  • Wind Zone 2
  • Smart panel siding
  • Insulation
  • Dishwasher
  • House-type front door
  • Wire & brace for ceiling fan
  • Dormer
  • Energy StarPackage

The upgrades are not required (except maybe Wind Zone 2 for high wind areas) but can add a lot to a home for just a bit more. It is still important to stay within your budget and carefully choose upgrades that won’t cause you to exceed it.

(5) Extended Warranty

In addition to the 90 day cosmetic and 1 year structural/appliance warranty provided by the factory, we also offer a couple of options for extended warranties on your new mobile home.

The first is a 5 year extended warranty on structure, plumbing, electrical, and appliances at a cost of $1,295. Or, if you want to cover only the plumbing, electrical,and appliances the cost goes down to $995. These extended warranties would not cover cosmetic issues that result in normal wear and tear of a home, but to the specific items indicated in the warranty.

The cost would be rolled into your home loan and listed clearly as a line item on your final purchase agreement.

(6) Site Work

The final consideration in finalizing the price of your mobile home will be the site improvements—either needed or wanted—by the home buyer.

Site improvements may include:

  • Base pad
  • Driveway
  • Skirting
  • Utility hook-ups
  • Septic
  • Land clearing
  • Fence removal
  • Decks

Depending on how much work has already been done to the property, or whether there was an existing home in the place where the new home is, you may need more (or less) work than someone with different circumstances.

To find out what is necessary and what is optional, we perform site inspections on each customer’s home site. This is done free after the home buyer’s approval and verification of stated income is given.

Home buyers have the option of finding their own contractors for these improvements, or in some cases doing the work themselves. We do offer the service of being a“general contractor” but do charge a service fee if we’re asked to take on that role.

Sometimes home buyers have a hard time going through each step of the home buying process as the price of their mobile home is individualized. While we can give pretty good estimates for what these items will cost, it is very important to us to charge home buyers for only exactly what they want and need for their personal budget.
