From Tiny to Supersized & Everything in Between: Mobile Home Sizes

Did you know, that houses are similar to people?

That’s kind of an odd comparison – isn’t it?

But if you think about it, houses have different personalities from one to the next, and they come in all different shapes and sizes, even mobile homes!

That’s right, mobile homes aren’t just one standard size! In fact, they can actually be tailored according to your family’s space-related needs.

There are many types of mobile homes including Tiny Homes (or Mini Mansions as some like to call them), Single Wide Homes, Double Wide Homes, and some dealerships even offer Triple Wide Homes!

Whoa – that is quite the variety! Let’s get into it!

Tiny Homes & an even Tinier Carbon Footprint

The trendy Tiny Home can range anywhere from 100 to 600 square feet (which is about twice the area of a standard parking space).

WOW! They really were not messing around when they named these homes “tiny.”

But who could call such a small space “home?” Actually, quite a few people as there were roughly 10,000 tiny homes in existence within the United States as of 2019.

Amazingly, this tiny lifestyle works for some people as their goal is typically involving environmental concerns, financial concerns, or the desire for more time and freedom. So along with the small amount of space, there’s also less expense, less up-keep, and less energy used.

That’s quite a BIG win for such a TINY home!

Tiny Houses come in all shapes, sizes, and forms, but they all enable simpler living in a smaller, more efficient space making them a part of the “mobile home” family.

Our smallest mobile home from this series selection would be the Fleetwood Weston 16×40, which has a 1 bedroom and 1 bathroom floorplan. This may seem a bit limited, but there is also an optional porch that can be added on!

So that’s a plus!

Who doesn’t love to sit out on the front porch in the morning, sip from a warm mug of coffee, and rock back and forth on that old rocking chair, all while watching the sun rise?

Single Wide Homes with Double the Advantage

Next up in size would be the Single Wide homes!

The beauty of the single wide, is that they are capable, affordable, and accommodating for a first-time home buyer, single individuals, young couples, and empty nesters.

When choosing a home with a single wide layout, do NOT fret!

You are not missing out on quality or luxury. In fact, you are still able to pick from a variety of floorplans that can include just as many bedrooms and features as double wide homes.

The most common sized Single Wide Home sold in Texas this year, was 16×76 ft. and would typically fall in the range of 1050-1250 square feet of available living space.

If this sounds like what you’re looking for, you are in the right place! In fact, we have several models to choose from in this extremely popular size.

A great example to start would be the Clayton NXT Annie 16×76, with a spacious 1140 square feet. This floorplan has a Kitchen, Living & Utility space that separates the Master Bedroom from the other 2 bedrooms.

This home is perfect for families who enjoy their own personal space after a long day.

And boy are they affordable! These homes typically have lower starting prices and shorter build times.

But why is that?

Well, because a lot of home can be packed into a single wide unit, so the building, the delivery, and the installation costs can be lower than you might imagine. So much so, that you can expect to pay about 10-25% less per square foot than you would for a similar double wide home.

With that amount of savings, you may be able to re-furnish the entire home!

When Size Matters: Go Big & Go Mobile Home

Let’s take a dive into the deep end and talk about the largest homes in the mobile home industry, Triple Wide homes. Some mobile home dealerships offer homes with floorplans that join three sections together to create a large and spacious home referred to as a triple wide home.

This layout can create anywhere from 1,600 to 3,500 square feet of available living space, but interestingly enough, these giant homes aren’t as commonly sold as are the single wide and double wide homes.

Coming remarkably close in size however, is our largest home within the Clayton Schult series, The Savannah.

This home is a double wide but shockingly enough, it has a whopping 2280 square feet, supports 4 bedrooms, 3 bathrooms and is laid out in a way that allows an unobstructed view into both the Living Room as well as the Family Room.

You may be thinking, “Gosh! That sure is a ton of space!” But let’s really put it into perspective!

A great example to illustrate just how much space this home truly has, would be our very own Marketing Manager, Jeff, who is a proud father with a lovely family of 8 and his home has just under 1800 square feet.

That’s almost 500 square feet less than what the Savannah has!

They are all very happy and comfortable within this space, so imagine an average size family of 4 – 6 people living in a home with 2280 square feet – they would be swimming in all of the extra space!

The great advantage of single wide homes is that they are lower in price, but that doesn’t mean that double wide homes aren’t affordable as well!

That’s quite the contrary!

With an investment like buying a home, considering the layout is important since the goal is to live in the home for a long time.

Some folks will go the double wide route because, with the flexible layouts, they often “feel” larger, even if they are close to the same square footage.

For example, the Clayton NXT Nellie 28×76 which has 1980 square feet, was purchased by 338 families as of November 2020.

338?! That’s incredible!
