What is the Difference Between Mobile Homes & Manufactured Homes?

This is probably one of the most common questions asked by home buyers. To keep it short and simple, “mobile home” is the name given before 1976, and “manufactured home” is the name given after 1976. 

What happened? 

National HUD regulations went into effect which means that all factory-built homes must meet a HUD-mandated standard. 

The majority of people don’t care which term is used. But of course, there are those in the  industry that forbid using the term “mobile home.” For us, we interchangeably use the terms mobile home and manufactured home… The homes of today speak for themselves when you see them, and they don’t become any less when being called a certain name! 

Are Mobile Homes a Smart Purchase?

One word: Absolutely! 

Many people view mobile homes as “temporary living situations” as if they aren’t capable of being permanent dwellings. Today’s manufactured housing solutions are built to last a lifetime and adhere to strict safety and quality standards, making them an excellent investment! 

Mobile homes are a smart choice, especially if you’re seeking an affordable housing option but don’t want to compromise on amenities like open-concept kitchen/living areas and luxurious bathrooms. If you haven’t seen what mobile homes look like today, you need to take a second look!

Can Mobile Homes Withstand Severe Weather?

We’ve all seen mobile homes featured in the news that got demolished by a tornado. Let’s be real: it doesn’t matter what kind of house it is, if a tornado hits it, it’s history! Weather is no respecter of houses.

But what you should know is, today’s manufactured homes are built with high-quality materials to meet HUD’s stringent building code, design, and construction standards. As a result, they are even more resistant to storms in hurricane-prone areas. The newer models are built to higher standards than regional and national building codes for site-built houses. 

The bottom line is, you aren’t any less safe in a mobile home than in a traditional site-built home. 

Can Mobile Homes Appreciate?

A manufactured home can and does appreciate! When built to FHA standards, there are numerous ways they can appreciate, even at the same rate as a traditional site-built home. A deck at each entry point, a permanent foundation, and a water/sewage system in place are just a few of the criteria.

On the other hand, your home will rarely appreciate if it is on a rented or leased lot.

Are Mobile Homes More Prone to Fire?

False! 

This is a common belief since the news stations rarely share positive stories about mobile homes, and are normally biased. If there was a situation where ten homes caught fire, and only one was a mobile home, they may only feature the mobile home that got burnt down.   

Something to note: today’s mobile homes are made of fire-resistant materials. The manufacturers are required to meet HUD standards to prevent fire accidents—for example, they must include smoke alarms, at least two exterior doors, and large windows in all bedrooms.
